You've decided to put your home on the market, but before you do, did
you know that Home Staging can maximize your home's potential equity and minimize the
time on the market?
Why Home Stage?
- Staging your home with the buyer in mind will enable them to
"emotionally connect" with your property as they move from room to
room, imagining their things in the space.
- Beautifully staged rooms provide inspiration for what can be when they recognize your home as "move in" ready!
- Staging makes good financial sense! The return on investment according
to a recent HomeGain survey ranked Staging in 2nd place at 586%, just behind
cleaning, decluttering.
- Staging costs can be typically less than 1% of the asking price and are
significantly lower than either the first price reduction or an
additional months mortgage while still on the market.
- The saying goes "You never get a second chance to make a good first
impression" This is more crucial than ever before. With greater
exposure thanks to on line MLS® listings and Realtor® websites, buyers will first decide on
location and price, next critical factor will be how your property
looks in photos. A beautifully staged home with professional quality
photos will end up on a buyer's "must see" list. Have your home staged and maximize your potential listing price.
What is the Staging Process?
- Staging is typically a 3 Step Process
- An in home and curb appeal consultation. This takes approx. 1 to 2 hrs (depending on
the number of rooms) I will prepare a prioritized, comprehensive list
of recommendations with the buyer in mind that will optimize the use of
your existing furnishings and accessories to enhance and promote the
best your property has to offer. This will include "before" photographs
and can also include paint color consultation.
- Next, provide assistance and guidance through vendor recommendations
and discounts for repairs, painting, packing and cleaning. You can
choose to address all or just the top 3, you decide depending on your
time lines, budget and resources.
- Once the "to do" list has been tackled, I will come back and showcase
the rooms. This involves furniture placement, room flow, lighting and
lifestyle elements. "After" photos will be taken once staging is
complete. All you need to do next is get your home listed. Interest
level peaks during the first 2 weeks on the market, a staged home will
capitalize on those crucial first days!
